Frequently Asked Questions — Student Accommodation UK

Common questions from students finding accommodation before starting university in the UK.

When should I start looking for student accommodation in the UK?

As early as possible — ideally as soon as you receive your university offer (conditional or unconditional). University halls fill up fast, especially in London and Manchester. LSOE begins the housing search for international students the moment they receive their offer letter, ensuring priority booking before their CAS is even issued.

Can I book accommodation before I have my student visa?

Yes. You can reserve accommodation before your visa is granted. Most providers require a holding deposit to secure your room. LSOE ensures all contracts include a visa cancellation clause, so you are not financially liable if your visa is refused.

What is a PBSA (Purpose-Built Student Accommodation)?

A PBSA is a privately operated residential building designed exclusively for students. Unlike private rentals or shared houses, PBSAs offer managed services including 24/7 security, all-inclusive bills, high-speed broadband, communal study areas, and gym facilities. LSOE is partnered with vetted PBSA providers across all major UK university cities.

Do I need a UK guarantor to rent accommodation?

Most university halls and PBSAs do not require a UK guarantor for international students. Private rentals often do. LSOE negotiates directly with providers to secure rooms for international students without a guarantor wherever possible, or advises on guarantor insurance services as an alternative.

How much should I budget for student accommodation per month?

Budget £800–£1,400/month for London (including bills), and £500–£950/month for cities like Birmingham, Leeds, Manchester, and Coventry. LSOE provides a personalised cost breakdown for your specific city and course before you commit.

Is accommodation included in my Student Finance England loan?

Not directly. Your maintenance loan (up to £13,349/year for London students in 2025–26) is intended to cover living costs including accommodation, food, and travel. LSOE helps you plan your maintenance loan budget so accommodation is fully covered without additional financial stress.

What if I am not happy with my accommodation after arriving?

LSOE maintains relationships with property managers throughout your academic year. If there is a maintenance issue, safety concern, or contract dispute, our team can intervene on your behalf. We also help you find alternative accommodation if your original placement is unsuitable.
